Identification of Free Commercial Land Plots in Lower Austria – Web GIS Analysis

Client requirements

Find suitable free commercial land plots (2,500 m²+) in Lower Austria.
Tasks:

Use the NÖ Atlas (atlas.noe.gv.at) to identify free land with correct zoning
(Gewerbe, Bauland).
Find plots near specific transformer stations (Trafostationen, only dark
green and light green).
Generate Google Maps links for each plot.
(Optional) Research property owners via Grundbuch and search for contact
phone numbers.
Document all findings in a Google Sheet (template provided).

Free capacity:
The connection of new generation plants should be possible without restrictions.
Partially available capacity:
Due to the large number of generation plants planned or under construction,
initial bottlenecks are already occurring in this area. Plants with a planned
feed-in capacity of up to 250 kW are generally possible. After a detailed review
of your request, we can offer you a suitable connection point. This may differ
from the desired connection point, or you may incur grid expansion costs.

All selected plots were plots near specific transformer stations, and the extent of the plot was > 2,500 m²
